Do you need a realtor to sell your house in Belgium?

In Belgium you decide how you sell, with or without a realtor: the law does not require either. This is what a sale involves, what you can keep in your own hands and where Hoobler does the work.

What is your home worth?

First see what your home is worth. Then start preparing early and without obligation: free, for as long as you like.

Part 1

Is a realtor compulsory in Belgium?

No. There is no legal obligation to engage a real estate agent. As owner you may offer your home for sale yourself, do viewings and negotiate. Only the authentic deed must go through a notary.

A realtor takes on the sale and usually charges 3 % to 4 % of the sale price for it, excluding VAT. There is no single right way: what suits you depends on your time, your experience and your home.

Part 2

What does a sale involve?

A correct sale revolves around three things: the right papers, a price in line with the market, and a listing that can be found.

  • Collecting the legally required certificates (EPC, the energy performance certificate, soil certificate, planning information, electrical inspection and, where applicable, an asbestos certificate).
  • Setting a realistic asking price based on comparable properties.
  • Taking good photos and writing an honest, complete description.
  • Planning viewings and answering questions from buyers.
  • Accepting a bid and completing the sale at the notary.

Part 3

How Hoobler helps you.

Hoobler is built to take those tasks off your hands. The platform automatically retrieves certificates where possible, helps you set the price with an AI valuation, improves your photos, writes the advert and manages the communication with buyers, bids, viewings and questions in one place.

You pay one fixed price. You decide on every step, Hoobler does the work, and you bring in help whenever you want.
