Terms and conditions · last updated 1 November 2026
The agreement between you and Hoobler.
This is an English translation of the Dutch version, which prevails. These general terms and conditions apply between Hoobler BV ("Hoobler", "we") and you as a user or customer. They apply to two agreements: the free agreement you enter into when you create an account and with which you build your dossier, and the agreement for the package you pay for to publish your property or to receive guidance, including every upgrade and every extension of it. By creating an account, submitting a request or paying, you accept these terms in full. If another document states otherwise, these terms apply, unless Hoobler expressly confirms otherwise in writing.

§2 The service
What Hoobler offers.
Hoobler is an online platform with which owners sell their property themselves. Among other things, you get:
- Public data about your property that we look up automatically (land registry, town-planning information, flood certificate and more)
- Guidance and software to put your dossier together (documents, photos, story, price)
- Publication of your property on the Hoobler platform
- A secure dossier space in which seller, buyer and notary communicate with each other
- Integrations you order separately if you wish, such as notary requests and publication on external platforms (e.g. Immoweb)
Hoobler is expressly not a realtor, not a notary and not a financial adviser. Hoobler does not act as an intermediary in the sale and does not act as legal counsel. As the seller, you take your own decisions and always remain ultimately responsible for them. The notary is responsible for the legal settlement of the sale.
§3 Account
Your account, and what you declare.
To use Hoobler you need an account. Creating an account, publishing a property and making a bid have legal consequences. That is why these terms apply:
- You are 18 years of age or older. You expressly declare this when you register. If you register via itsme, we check your age against your date of birth, in place of that declaration and without storing that date.
- You only publish a property of which you are the owner, or for which the owner or owners have authorised you (power of attorney, administration, liquidation, representation of a company or of co-owners in undivided ownership). You make that declaration at every publication, and you can prove it on request.
- Anyone making a bid declares that they are 18 years of age or older and bid in their own name or under a power of attorney. Hoobler keeps that declaration with the bid.
- A bid can be made in your own name, under a power of attorney or jointly (for example as a couple). Hoobler does not check that representation and is not liable for it: the notary checks it, and the sale only becomes formal when the sale agreement is signed. The platform only records that and when the bid was made, as additional evidence.
In addition, you are yourself responsible for:
- the accuracy of the data you give us;
- keeping your login details confidential, and reporting unauthorised use of your account to hey@hoobler.be;
- respecting the law and the rights of others when you complete your dossier (no misleading advertisements, no copyright infringement, and so on).
If you breach these terms seriously or repeatedly, Hoobler may suspend or terminate your account. You will first receive a notice of default by e-mail, except in urgent cases (fraud, abuse or a legal obligation). If a declaration about age, ownership or authority proves to be incorrect, Hoobler may withdraw the publication or the bid immediately and inform the parties concerned.
Free use. Creating an account and building your dossier are free, with no obligation to publish or to pay. Which services are free and which belong to the paid package, you can read in the pricing information on hoobler.be. You can delete your account free of charge at any time in your pocket, under your profile. By doing so, you terminate the free agreement.
A dossier you never publish. If you do not work for 11 months on a dossier that was never online and for which you did not pay, you receive an e-mail with a button to keep it. If you do nothing, we archive it after 12 months without activity, and at the earliest 3 weeks after that e-mail. After 11 months archived, you receive a final e-mail with the same button. If you do not click, we delete the photos, the documents and the address from the dossier 12 months after archiving. A deleted dossier does not come back; if you still want to sell later, you start a new dossier free of charge. Every change to your dossier and every click on that button counts as activity. This does not apply to a dossier that was ever online or for which an option or a sale is ongoing, nor to dossiers of organisations. What we delete and what we keep, you can read in our privacy statement. Keep your own copy of documents you consider important.
§4 Fees
What Hoobler costs.
What your package costs, what it includes, how long it runs and what an extension or an option costs, you can read in the pricing information on hoobler.be. That information forms part of your agreement at the moment you pay. Creating an account and building your dossier are free. You only pay for the package when you want to publish your property, and before it is published. You pay per property: what you paid applies only to that property. There is no commission. Your package and your extensions expire automatically: nothing is extended unless you request and pay for it yourself.
Next to the free file there are two packages you can choose today: Hoobler Zelf and Hoobler Expert. You choose your package when you register, in your dossier or when you publish, and you can always move up to a higher package: what you already paid for that property is deducted from the price of the higher package. Moving from Hoobler Zelf to Hoobler Expert currently costs €500 extra. In Hoobler Expert, a dedicated Hoobler Expert proactively follows up your sale for three months, from the day you activate the package, and helps you with advice, direction and support, online and by phone, on top of the platform. Hoobler does not sell for you, does not conduct viewings in your place and does not negotiate: you decide and you sell.
Hoobler Pro is not available yet and cannot be chosen. Once it is available, a Hoobler Agent you choose yourself carries out the sale. Additional terms then apply to Hoobler Pro, which you will see before you choose it. The Hoobler Agent invoices you the fixed price of €4,000 directly, only on a successful sale; you pay Hoobler the price of Hoobler Zelf.
- Currency
- EUR (€). All prices on this site and in our invoices are in euro
- VAT
- 21 % (Belgian standard rate, art. 37 of the Belgian VAT Code (BTW-Wetboek))
- VAT number
- BE 1035.824.002
- Options
- Options you order separately, such as certain certificates or notary requests, you pay at the price shown on the site at the moment you order them
Hoobler may adjust its prices. New prices apply to packages, extensions and options you pay for or order afterwards, even if you started your dossier free of charge earlier. What you already paid keeps the price that applied on the day you paid.
§5 Payment terms
How and when you pay.
- You pay the platform fee in advance. We only publish your property once we have received your payment.
- You pay via Mollie B.V., among others with Bancontact, iDEAL, credit card or SEPA transfer. Hoobler never sees your full card or bank details.
- You receive your invoice electronically, within 7 working days of your payment, at the e-mail address of your account.
- Options that we exceptionally invoice afterwards, you pay within 14 days of the invoice date.
- If you pay an invoice for an option late, you first receive a free reminder with a period of 14 days. If the invoice is still unpaid after that period, you pay late-payment interest equal to the statutory interest (Act of 2 August 2002, art. 5) and fixed compensation of 10 % of the outstanding amount, with a minimum of € 40 and a maximum of € 250, as laid down in art. XIX.4 of the Belgian Code of Economic Law (Wetboek van economisch recht).
- If you disagree with an invoice, let us know within 8 days of receipt via hey@hoobler.be. A later objection is inadmissible.
§6 Withdrawal
Withdrawal right and refund.
If you are a consumer, you have a statutory withdrawal right of 14 calendar days from the conclusion of the agreement (art. VI.47 of the Belgian Code of Economic Law (Wetboek van economisch recht) and Directive 2011/83/EU). You conclude your package, every upgrade and every extension on the day you pay: the 14 days run from that day. If you withdraw from an upgrade, you get the amount of the upgrade back and you fall back to your previous package. You withdraw with one button in your pocket, under Settings, Your payments, or by e-mail, if you wish with the model form on the page about cancellation and refunds; you always receive a confirmation.
You may simply use Hoobler during those 14 days, even if your property is already online. If you withdraw, we refund you in full via the same payment method and take your property offline, including on Zimmo. Your account and your dossier remain. If you then still want to publish, you pay again.
For the free agreement you enter into when you register, you pay nothing, so there is nothing to refund. You can terminate it at any time by deleting your account. If you do so within 14 days of your registration, that also counts as withdrawal.
Inspection certificates that you request via Hoobler from De Immowinkel fall outside this withdrawal right: the terms of De Immowinkel apply to them. Once a certificate has been requested, scheduled and delivered, it is due. You do not pay it to Hoobler but directly to De Immowinkel, on their invoice.
Which costs you get back in which phase, how you cancel and within which periods, you can read on the page about cancellation and refunds.
§7 Inspection certificates
Inspection certificates via De Immowinkel.
Inspection certificates (EPC, electrical inspection, asbestos certificate, inspection of the heating-oil tank, ...) can be requested from your pocket. Hoobler places that order in your name and at your request with De Immowinkel BV (Gistelse Steenweg 447, 8200 Brugge, BE 1002.900.915), which schedules an accredited inspector. The general terms and conditions of De Immowinkel apply to that order; you can find them at deimmowinkel.be and you accept them when you order.
Before you order, we show you the price of each certificate; that price is an indicative price from De Immowinkel and includes Hoobler's fee. The final price is stated on De Immowinkel's invoice and may differ if the property proves larger or more complex than stated (for example additional roof types or rooms for an EPC). Your order is only placed after you expressly confirm that you are placing it, that you ask for the inspection to be scheduled immediately, and that you will pay for the certificate as soon as it is delivered. Hoobler keeps that confirmation as evidence. Once De Immowinkel has accepted your order, you can no longer cancel it; after delivery your withdrawal right lapses (art. VI.53, 1° of the Belgian Code of Economic Law). The invoice for the certificate is drawn up by De Immowinkel and you pay it directly to De Immowinkel, not via Hoobler; Hoobler shows you that invoice and its payment reminders in your pocket. Costs that De Immowinkel charges because an appointment was not kept, documents were missing or the address was wrong, are for your account.
The inspection and the certificate are carried out and drawn up by the accredited inspector, in their own name and under their own responsibility. Hoobler is not an inspector and not a party to the inspection: for the content, the accuracy and the legal validity of a certificate, for delay, for a missed appointment or for damage during the inspection, you cannot hold Hoobler liable. Complaints about a certificate you report to De Immowinkel within the period set out in their terms (seven working days if the certificate does not relate to your property); Hoobler helps you to bring your complaint to them. Hoobler's liability for its own role (passing on the order correctly and keeping your confirmation) is limited as set out in §8.
§8 Liability
What Hoobler does and does not guarantee.
Hoobler provides its services to the best of its ability. It does not guarantee that your property will be sold, that you will get a particular price or that automatically retrieved public data is correct. As the seller, you remain responsible for the accuracy and completeness of the dossier as the buyer and the notary see it.
Hoobler's liability is limited to direct damage, and in any event to the platform fee paid for the dossier concerned. If you paid less than the price of the package for that dossier, or nothing yet, the limit is the price of the package as stated in the pricing information on hoobler.be at the time of the damage. That limitation does not apply where the law mandatorily excludes it (fraud, intent, gross negligence). Indirect damage, such as missed opportunities, lost profit or reputational damage, is excluded.
Viewings. As the seller, you organise and conduct the viewings yourself. Hoobler is not present and is not liable for theft, damage, accidents or other incidents before, during or after a viewing. You take care of the security of your property and of valuables yourself.
What you publish yourself. Texts, photos and other content that you publish remain your responsibility. You guarantee that they are accurate and lawful and contain nothing inappropriate, offensive, misleading or infringing. Hoobler may check content automatically or by hand, and may refuse or remove it. Hoobler is not liable for content that users supply.
How the sale proceeds. Hoobler is a tool and not a party to the sale agreement between seller and buyer. Hoobler is not liable if a sale does not go ahead, is delayed or proceeds differently than expected. Nor is Hoobler liable for the arrangements between seller, buyer and notary.
Buyers, bidders and others. Hoobler does not check who interested parties, bidders or buyers are, whether they can pay, how they finance their purchase or whether their intentions are sincere. Hoobler gives no guarantee whatsoever about this either. A bid via the platform does not guarantee that payment will be made or that the sale will go ahead. As the seller, you decide yourself with whom you do business, and you are yourself responsible for how you deal with visitors and buyers.
Estimates, public data and external platforms. Price indications, valuations and automatically retrieved public data (land registry, town planning, flood and energy information and more) are offered as they are. They may be outdated or incomplete and are not advice. As the seller, you check them yourself, where necessary with the competent authorities or the notary. Publication on external platforms (e.g. Immoweb, Zimmo) falls outside Hoobler's control and liability, as do how those platforms work, whether they are available and which terms they apply.
Appointments and availability. Hoobler is not liable for appointments that are cancelled or not kept (no-shows). Nor for temporary unavailability, interruption or loss of data of the platform, if that falls outside its reasonable control. As the seller, you make your own backups of documents you consider important.
Hoobler AI. Hoobler AI is an assistant, not an adviser. Texts, summaries, analyses and suggestions from AI may contain errors or be incomplete. You remain responsible for checking everything, and for the accuracy of what you draw up or publish with the help of AI. If you have used AI, you confirm this expressly before you publish.
Nothing in these terms limits or excludes a statutory liability that cannot be excluded by agreement, in particular under Book 5 (obligations) and Book 6 (product liability) of the new Belgian Civil Code.
§9 Force majeure
Force majeure.
Hoobler is not liable for delay or non-performance due to force majeure, as referred to in art. 5.226 of the Belgian Civil Code (Burgerlijk Wetboek). Think of a power failure, an outage at the hosting provider, strikes or government measures. Our obligations are then suspended for as long as the force majeure lasts.
§10 Applicable law
Which law and which court.
Belgian law applies to these terms. If you are a consumer, you always retain the mandatory protection of the law of the EU country where you habitually reside (Rome I Regulation, art. 6).
In the event of a dispute, only the courts and tribunals of the judicial district of Leuven have jurisdiction. For consumers, however, the mandatory jurisdiction rules of art. 17-19 of Regulation 1215/2012 (Brussels I bis) apply: as a consumer, you may bring the case before the court of your own place of residence.
As a consumer, you can also turn to the European Commission's online dispute resolution platform: ec.europa.eu/consumers/odr.
§11 Changes
If these terms change.
Hoobler may amend these terms if the law or the service requires it. We announce material changes at least 30 days in advance, by e-mail or in the app.
For a package that is running, the terms you accepted when you took it out apply until the end of it, unless a change in the law makes that impossible. For the free use of your account and your dossier, new terms apply from the date in the announcement. If you do not agree, you can delete your account free of charge before that date.
§12 Referral scheme
If you refer someone.
Hoobler may give you a personal referral code. If you pass it on to someone who wants to sell a home, these arrangements apply.
Who can take part. The scheme is for private individuals who received a code from Hoobler. It does not apply to anyone who refers people as a profession or in the course of a business, such as realtors and other property professionals, or to Hoobler staff. You cannot refer yourself.
When you receive a voucher. If someone uses your code before their first payment for a package and then pays for a package to publish a home through Hoobler, you receive an IKEA voucher of €50. A free file does not count, and neither does a package paid for entirely with a coupon. You receive one voucher per published referral. Someone who registers twice counts once.
When the voucher arrives. We send the voucher by e-mail, after the 14-day withdrawal period. If that person withdraws from the purchase, the voucher lapses.
What the voucher is not. The voucher is not money: you cannot exchange it or have it paid out. The person you refer gets no discount.
End of the scheme. Hoobler may stop or change the scheme at any time. You still receive a voucher you had already earned by then.
