First see what your home is worth. Then start preparing early and without obligation: free, for as long as you like.
The energy performance certificate (EPC) shows the energy efficiency of a home, expressed in kWh per m² per year, with a label from A (very efficient) to F (not very efficient). It is drawn up by a certified energy expert after a site visit.
For a sale a valid EPC is legally required, and the energy score must already appear in your advert. An EPC usually remains valid for ten years.
A favourable label makes your home more attractive: buyers take future energy costs and any renovation works into account.
In Flanders a renovation obligation has applied since 2023: whoever buys a residential home with a weak label has to improve it energetically. Since 12 December 2025 the buyer has 6 years after the deed for that; before, it was 5 years. That plays a role in the negotiation, so an honest EPC in advance prevents surprises.
Hoobler includes the energy data in your dossier and in the valuation, so that your price and advert match the actual energy performance. If you do not have an EPC yet, Hoobler flags that you need one.
You prepare your sales dossier for free, at your own pace. How you sell afterwards, yourself or with a realtor, you choose later.
