Which documents do you need to sell?

A smooth sale starts with the right papers. These are the main compulsory documents in Flanders, and how you collect them.

What is your home worth?

First see what your home is worth. Then start preparing early and without obligation: free, for as long as you like.

Part 1

The compulsory certificates.

Depending on the home and the location, you need among others:

  • EPC (energy performance certificate), compulsory for every sale.
  • Soil certificate (bodemattest) from OVAM, compulsory for the sale of a plot or home.
  • Planning information (stedenbouwkundige inlichtingen): zoning, permits and any infringements.
  • Electrical inspection report (keuring elektriciteit), compulsory when selling a dwelling with an old installation.
  • Asbestos certificate (asbestattest), compulsory for homes built before 2001.

Part 2

How you collect them faster.

Part of this information is publicly available. Hoobler automatically retrieves data where possible, such as land registry information and planning information, and keeps track of which documents are still missing.

For the certificates that only a notary can officially request, you designate your notary in Hoobler; the request then goes straight from your dossier.

Frequently asked questions

Answered briefly.

Do I need an asbestos certificate?
For homes built before 2001 an asbestos certificate is compulsory for a sale in Flanders. Hoobler flags it if your home falls under it.
Who requests the soil certificate and the planning information?
A number of certificates can only be officially requested by a notary. In Hoobler you designate your notary, after which the request goes from your dossier.
